Kelmscott Park offers new construction, maintenance-free living on North Shore

One of the North Shore’s premier residential developers is returning to Lake Forest with Kelmscott Park, a new maintenance-free community of condominiumminiums and luxury single-family homes. Built on a 10.7-acre site at Laurel and Western avenues in east Lake Forest, the highly anticipated community will feature lush landscaping and more than five acres of open space.

Focus and its exclusive sales and marketing firm, @properties, recently opened an onsite sales center for Kelmscott Park at 1080 N. Western Ave.

Kelmscott Park’s offerings include:

  • 39 Condominiums – Five floor plans have two to four bedrooms, 2.5 to 3.5 baths and 1,528 to 3,799 square feet. Each plan also includes a balcony or terrace, underground garage parking and separate storage. Starting prices range from $645,000 to $1.633 million.
  • 12 Single-Family Homes – Priced from $1.459 million to $1.625 million, these luxurious homes feature two floor plans, the Mayfair and the Beckett, with three bedrooms, 2.5 to 3.5 baths, and 3,068 to 3,695 square feet. Both plans have a first-floor primary suite, den, full unfinished basement and attached 2-car garage.

“This is a rare opportunity for homebuyers to purchase new construction in a highly sought-after North Shore community, and to work with our team to design their home or condominiumminium to suit their tastes and lifestyle,” said Tim Anderson, president of Focus Development, which first made its mark in Lake Forest in the early 1990s with a 30-unit townhome and condominiumminium project.

According to @properties co-founder Mike Golden, “Kelmscott Park addresses pent-up demand for new, maintenance-free living on the North Shore. It’s the first large-scale condominiumminium development in Lake Forest in nearly a decade.”

Homes at Kelmscott Park boast a variety of upscale features and finishes, including 9-foot ceilings; hardwood oak flooring in living areas and kitchens; Sub-Zero, Wolf and Asko stainless steel appliances; stone countertops; Kohler kitchen and bath fixtures; and natural stone tile in primary baths. Standard finishes can be viewed at the sales center, which features kitchen and bath vignettes, a scale model and renderings of the homes.

Designed by Chicago-based Booth Hansen Architects, Kelmscott Park will have Arts and Crafts-inspired exterior architecture complemented by transitional interiors. The architecture is complemented by landscaping designed by Lake Bluff-based Mariani Landscape.

The Kelmscott Park sales center is open Thursday, Friday, Saturday and Sunday from 12-4 p.m. or by appointment.
