Focus is thrilled to be selected as general contractor for a new construction ground-up apartment building at 2340 North California. The 130,088 GSF, 6-story building will be the new home of 138 luxury apartments in Chicago’s Logan Square. The ground floor will include a lobby, surface parking, and multiple retail spaces totaling approximately 9,200 sq ft. A mix of studio, 1 bedroom and 2 bedroom units will take up the majority of the upper five floors of the building. The building will also offer amenities such as a fitness space, an outdoor park and a rooftop terrace.
The construction of the building will use a mix of different systems. The ground floor exterior will be comprised of glazed masonry and thermally broken aluminum storefront system, while the upper floors will include pre-finished metal panels and high quality thermally efficient fiberglass windows.
Structurally, the first floor podium is comprised of a steel frame and concrete deck, while the five floors above will be framed with structural light gauge metal, with concrete decks poured over metal decking.
The entire project is expected to take 15 months and will be LEED certified.
